Managed IT · Software you own

Stop renting your own business.

Most small businesses pay monthly rent on their own operations, a website builder here, a booking tool there, a scheduler, a form service, none of it theirs. We sell the opposite: software you buy once and own outright, installed for a one-time setup fee, with one flat monthly line keeping all of it running.

Where this fits

The software is one layer. We run the rest too.

Selvatec is managed IT for your property. We install and watch the systems your business runs on, the network, the Wi-Fi, the cameras, the door access, the links between your sites, the sensors, and we keep them boringly reliable. One operator. One number to call.

  • The software on this page sits on top of that. The tools that run your front office, your books, your crew, your menus, built on the same setup we install and monitor across every property we run.
  • It works two ways. Own the modules as part of a managed engagement, where we run and watch all of it, or buy them on their own and take them with you. The intake sorts out which one fits.

01 / Rent

You pay rent on your own operations.

Each tool is a small fee that never ends. One feels harmless. Multiply the list by twelve and it is a real number, paid every year, forever.

  • The price rises at renewal. The rate you signed is not the rate you keep.
  • Most bill your Canadian card in US dollars, so the real number moves with the exchange rate on top.
  • Your records live in someone else's database for exactly as long as you keep paying. Cancel one and that part of your business goes dark.

Rent is fine for things you do not intend to keep. Your operations are not one of those things.

02 / The turn

Custom software used to be a $30,000 conversation.

That is the whole reason your industry runs on rented tools. Owning your own software meant a development shop, a six-month timeline, and a five-figure invoice. No sane ten-person company signs that to replace a thirty-dollar tool.

Those economics are gone. The systems we run our own companies on, the books, the crew check-ins, the rosters, the rank tracking, now install for hundreds of dollars, not tens of thousands. Ownership quietly became the cheap option. The pricing pages just have not caught up.

03 / The math

Multiply by twelve. Then read our counter-offer.

Monthly pricing is designed to feel small, and the real number is the annual one. Pick the tools you pay for now, real names at their real list prices, or start from a preset. Beside each rent line you get our answer for the same job: the module from the shelf and its one-time price, or a straight no where we have not built it yet. The math runs in your browser. Nothing is sent to us.

Per month: · Per year: CAD

Every figure is in Canadian dollars. Competitor prices are each vendor's list rate as of 2026-07-10, converted from US dollars at about $1.37 per dollar where the vendor bills in USD. The headline rates usually assume a year paid up front, so month-to-month usually runs higher.

Pick at least one tool above and your rent lines up against our counter-offer here, category by category.

Bring this number to intake and we will tell you which fees a build replaces, and which ones are worth keeping.

04 / The package law

Almost everything you will ever pay, you pay once.

The setup fee is most of the money you will ever hand us, and it happens once. After that, owning the software costs nothing. The one monthly line is care, and it is flat. One module or seven, the care line does not move.

PAID ONCE

The setup fee

$495 to $995 CAD per module, one time. That is the cost of ownership, front-loaded and finished. Nothing about it renews.

FLAT

The care line

$145/mo CAD alongside a managed engagement, $245/mo CAD on its own. One line covers every module you own, keeps it hosted and monitored, and ships the improvements as they land. It does not grow when the shelf does.

ZERO

Each added module

Kills another subscription and adds zero to the monthly. The first module has to carry the care line by itself. From the second one on, every subscription you kill is straight savings.

Run the whole shelf and your entire software bill becomes one flat line. There are single tools in the picker above that rent for more each month than the $145 care line.

05 / The shelf

Buy once. It's yours.

Everything below is real software running our own operations today. The one-time setup fee, $495 to $995 CAD per module, includes loading your own data, so you get a working system with your records already in it, running from day one. It is yours outright, code and data. These are working systems under active development through 2026. The screens below are the real product.

The shelf, plainly.

  • Ledger, the accounting and invoicing product
Ledger, accounting and invoicing. A Wave or QuickBooks replacement, the same system that runs our own books. The incumbents raise prices at renewal, year after year, and this one is yours. $995 setup, books migration included.
  • SafeCheck, the lone-worker safety product
SafeCheck, lone-worker safety check-ins. WorkSafeBC requires a written check-in procedure for anyone working alone, and the incumbents charge per worker, per month, forever. Ours runs a real crew today. $745 setup, SMS carrier costs pass through at cost.
  • OnShift, the staff scheduling product
OnShift, staff scheduling. SMS-first, no per-user fees, no caps. The free tiers out there genuinely fit a ten-person crew, so what this one buys is your roster in your own database. $745 setup.
  • Rank, the SEO rank tracking product
Rank, SEO rank tracking. See where your site shows up on Google for the searches that bring you customers, and watch those positions move week to week, so you know whether your SEO is actually working. The tools built to track this rent for over US$100 a month; this one is yours. $495 setup.
  • Jobsheet, the client and job management product
Jobsheet, client and job management. Intake, agreements, a client portal, follow-ups, the whole service-business shape. The big names in this category all rent by the month, and none of them sell you the software. $995 setup, adapted to your operation.
  • Intake, the lead capture product
Intake, lead capture and qualification. Structured intake that feeds your client records instead of an inbox. $495 setup.
  • Answers, the website answer-bot product
Answers, website answer-bot with human handoff. Answers from your own documents, hands off to a person when it should. $495 setup, AI costs pass through at cost.
  • Marquee, the TV menu displays product
Marquee, TV menu displays. Your menus, promos, and prices on every screen in the shop, updated from one place, with no per-screen meter and no monthly board fee. The menu-board services out there bill around $130 a month, forever; own yours once for $745, on the same cheap streaming sticks, one screen or a wall of them. $745 setup.
CUSTOM WORK

Basic site included, bigger builds priced

A basic website is included, a one-page site you own with no monthly rent. Bigger builds are the core trade: when the site is larger, or your workflow needs something the shelf does not cover, we build that custom. Custom work runs $1,500 to $7,500 CAD, fixed scope, paid in stages. You see the scope before you pay for it, and you own the result the same way.

NO RENEWAL

No renewal on the software

There is no renewal on the software, because you own it. Nothing expires at year end, nobody raises the price of the thing you already bought, and no cancellation takes your own records with it.

Mutual value

The shelf grows with the work.

Every module here started as one operator's real problem. As we work with clients, the catalogue grows, and that is part of the system, not a side effect of it.

  • You bring a need the shelf does not cover yet. We build it as custom work, you own the result, and it joins the shelf for the next operator who needs the same thing.
  • The value runs both ways. You get the exact tool you needed, built and yours to keep. We get a deeper shelf and a system that has solved one more real problem.
  • We grow by making our clients more valuable, not by locking them in. Your code and your data are yours. What holds the relationship together is that value, on both sides, not a contract that traps you.

Bring us the thing you wish existed. If we build it, you own it, and the shelf is deeper for everyone who comes after you.

06 / Proof

It runs our operations today.

We are the first customer. Our books run on the accounting module, our crews check in through the safety module, and our rosters and search rankings live on the same shelf you just priced. When something breaks, it breaks on us first, which is the strongest quality incentive we know of.

One monthly line keeps it all live: hosting, monitoring, support, and keeping it current. Automated checks sweep every system we manage nightly, so backups, forms, renewals, and certificates get exercised on a schedule instead of discovered by a customer. A plain-English report lands every month, and the vendor prices in the comparison above carry a date for the same reason. You should be able to check our math.

We watch every system we run, ours and our clients', so when something breaks or lags in one, we fix it once and every copy gets the fix. Those improvements ship to yours on their own, through the same tested pipeline, and they are free on the monthly plan. The version you bought this year quietly gets better next year, with no upgrade invoice.

There is no support tier and no account manager. The person who wrote the code answers the phone, and fixes ship through the same tested pipeline as the original build: Stabilize, Standardize, Monitor & Manage.

One operator. One number to call.

Managed service is optional. Hire us back to keep it running, or don't.

Stop paying and everything is still yours: the code, the data, the documentation, and the deploy recipe. It just isn't managed anymore, and the free improvements stop.

07 / Honest math

In many cases cheaper over a year. Not always.

In many cases one setup fee plus a year of care costs less than a year of the subscriptions it replaces, and the gap widens every year after. In some cases it does not, and the calculator above will show you a negative number when that is the truth, because we would rather lose the sale than fudge the math. Some fees are worth keeping, payment processing earns its cut, and we will tell you which is which at intake.

Your business should own the thing it runs on.

Same-day figure

Bring your number to intake.

What you pay monthly, what the tools do, what keeps annoying you. Our AI reads every intake. The manager replies same-day with the replace-or-keep split and a real figure, in plain words.
